What We Are Called Out For

Most of the calls we get track back to what's actually on the house. A lot of the stock in this area went up between 1945 and 1994, with the median build landing around 1976, and that mid-70s wave of construction is still running its original torsion springs, original steel sectional doors, and in some cases the original chain-drive opener bolted to the same bracket since the day it was installed. Those parts weren't made to run forever, and nobody stocks the exact spring wind or drum size from a door that old anymore.

The other driver is the winters. This is a cold-severe climate band, and that shows up as frozen tracks, bottom seals that tear when they're frozen to the slab, and torsion springs that snap on the first真正cold morning because they'd been fatigued all fall. We also see openers that work fine in September and quit cold (literally) once the garage drops below freezing - usually a worn drive gear or a sensor that's gone marginal.

We work on broken springs, cable and roller replacement, opener repair and replacement, track realignment, bent panel sections, and full door replacement when a repair isn't worth doing anymore. What we don't do is guess a price over the phone for anything beyond a basic diagnostic call - a spring job on a double door is a different job than a spring job on a single, and we won't quote one like it's the other.

What Happens After You Call

  1. A quote is only accurate if it matches the door in front of us

Over the phone we can give you a realistic range once you tell us: single or double door, the rough age of the door if you know it, what's actually broken versus what's just acting up, and whether the opener is original or a replacement. A photo helps more than a description - send one if you can.

  2. What we can't price sight unseen

Anything involving the spring size and wind (there's more than one standard and guessing wrong means a return trip), track alignment on an out-of-square opening, or panel damage where the rust or rot goes deeper than what's visible from the driveway. Houses in this area built in the 1960s and 70s sometimes have openings that have shifted slightly over fifty-plus years, and that changes what hardware fits.

  3. So the process is: you call, we ask a few questions, and if it's anything more than a straightforward repair we come look at the door before we commit to a number

That's not us stalling - it's the only way the number we give you holds up once the truck is in your driveway. We'll tell you plainly if a repair isn't worth doing on an older door and replacement makes more sense.

Where We Work

We're based at 1350 E Lake Lansing Rd in East Lansing and run jobs out from there. Okemos is about 3 to 4 miles east, and that's typically our fastest run. Haslett sits around 4 miles out. Waverly and Holt are both roughly 8 miles, DeWitt about 8 miles as well. Dimondale and Williamston run about 11 miles, Mason and Laingsburg around 12.

Further out we still take calls in Grand Ledge (13 miles), Perry (14 miles), and the cluster of Potterville, Webberville, Dansville, Morrice, Eaton Rapids, and Ovid, all around 16 miles. Westphalia, St. Johns, and a second stretch toward Eaton Rapids and Leslie run 18 to 19 miles out.

Distance doesn't change the rate, but it can affect how soon we can get there on a given day - a call from Okemos and a call from Leslie aren't landing on the same route. If you're outside this list, call anyway and we'll tell you straight whether it's a reasonable drive for us.

Questions

Frequently asked

Straight answers about garage door repair in East Lansing. Still unsure? Ask us directly.

Why did my spring break in the middle of winter?

Cold makes steel more brittle, and a torsion spring near the end of its cycle life is already weak. In this climate band, classified as cold and severe, that combination is common - a spring that would have lasted another season in milder weather lets go here instead.

My house is from the 1960s - is my door original?

A lot of houses in this area, where the median build year is around 1976, still have torsion hardware from that period even if the door panel's been replaced once. We check the spring size and track width against what was standard for the era before quoting a fix.

Do you come out to Okemos or Haslett?

Yes, both are close - Okemos is about three miles east-southeast and Haslett around four miles out. They're regular stops along with the other communities within roughly twenty miles.

How do I know if I need a new door or just a repair?

If the frame and track are square and the panels aren't rusted through, a spring, cable, or roller job usually makes more sense than replacement. We'll tell you directly if the door's hardware is too far gone to justify the repair cost.
